PROJECT LOCATION

The 4.72-acre office condominium development lies within a mixed use project consisting of eleven (11) acres, zoned commercial, which surrounds an existing Mobil gas station, and drive through restaurant at the North East corner of Val Vista and Baseline. Located across from the prestigious Val Vista Lakes water oriented community, the intersection and the Val Vista Drive corridor have benefited greatly from this association. Directly South of the project is a water-oriented shopping center anchored by Fry’s supermarket. Directly West of the project, Triple Five Development is developing the mixed use 60-acre Dana Village which currently accommodates Barnes and Noble and AJ’s upscale supermarket. The Val Vista and Baseline intersection is considered the center point for the booming East Valley office condominium corridor, stretching east west from Stapley Road to Power Road. Finally, the property is served by a full service on and off ramp on the Superstition Freeway (Hwy. 60) at Val Vista Drive just 300 yards to the North.

PHASE ONE, PROJECT DESCRIPTION

The Val Vista Gateway mixed use development consists of 114,000 square feet of both single story and two story office, and 20,435 square feet of shopping center, for a total project size of 134,435 square feet. The shopping center component was designed and leased with a goal of providing on-site food and other services to the office occupants. The 100% leased shops buildings accommodate such tenants as Starbucks, The Good Egg, Streets of New York, Oasian (fine Asian dining) and Julio’s Too (Mexican dining) restaurants, and services such as Verizon, Super Cuts, a cleaners, and a nail salon. The adjacent Mobile station and drive through restaurant are granted vehicle access easements onto the project. The entire described on site amenities make Val Vista Gateway an excellent office choice.

The existing one story office building is approximately 33,000 square feet of single story office. It is currently 75% leased. The existing tenants include other service-oriented users, such as Chicago Title, Grand Canyon Title, Orthodontic Centers of America, Concentra Health Clinic, Branch Office Services, Gymboree and Humatech Inc.

PHASE TWO, OFFICE CONDOMINIUM PROJECT DESCRIPTION

The development opportunity presented here consists of two, two story office buildings, one consisting of 53,000 gross square feet (building “B” under construction), and the other not to exceed of 50,000 gross square feet (building “A”). The combined space is parked sufficiently to accommodate 40,000 square feet of medical uses. The two buildings will be mapped as condominiums.

The two building office condominium complex shares an elaborate waterscaped patio, containing a dramatic stainless steel wind driven animated sculpture. Consistent with the design theme of the entire development project, the buildings are of concrete tilt up construction, with interior; elevators, hallways, and restrooms.

Additionally, available exterior signage on each building is augmented by access to three monument signs located on both Val Vista Drive and Baseline Road.
