PRODUCT DESCRIPTION
The three phase development project, consisting
of 22 small concrete tilt-up industrial buildings, is located
on a 26 acre parcel. The project is zoned light industrial
in the City of Chandler. The building sizes range from 9,000
square feet to 21,000 square feet. Twelve buildings will share
a double - common wall, constructed with “knock out” panels;
thus allowing combined building sizes of up to 24,000 square
feet. All phase 2 buildings have truck wells installed, and
have a “project standard” additional ground level
12 x 14 foot loading door. Phase 1 and 3 buildings will have
deep stem walls installed at one of two ground level loading
doors, to allow for easy truck well retro fits as a Tenant
Improvement option. Buildings 2, 3, 4, 5a, 5b, 6a, 6b, & 7
have areas suitable for private fenced outdoor yards. Finally,
the open parking plan allows for every building to accommodate
a 50% office build out.
PROJECT LOCATION
The project is situated at the Northeast corner
of the confluence of the Interstate-10 and Santan (202) freeways,
specifically at 56th Street and Frye Road, Chandler, AZ. The
project enjoys quick access to the Interstate 10 freeway at
two, full service on ramps; one at Chandler Blvd., and one
at the terminus of 56th Street on the Gila River Indian property.
Located nearby are numerous restaurants, hotels, and other
shopping and banking services, at I-10 and Ray Road, and along
Chandler Blvd. Along with Intel, Motorola, and Avnet, Chandler
has attracted a diverse employment base. Its new and newer
housing has allowed Chandler to boast a median family income
second only to Scottsdale.
